A property valuation is simply a professional assessment of what your home could sell for in the current market. One of our team will visit you at home, take a thorough look around and compare your property against homes that have recently sold nearby using Land Registry data and our own hands-on knowledge of the local market. Most valuations take between 30 and 60 minutes. We will walk through the property with you, discuss any improvements you have made and get a feel for what makes your home special. For larger or more unusual properties – Listed Buildings, for example, or homes with a good amount of land – it might take a little longer. We will always follow up within 24 to 48 hours with a written valuation and our recommended guide price.
They serve two very different purposes. A valuation tells you what your home could be worth on the open market; that is what we do, and it is free. A survey looks at the physical condition of a property, flagging any structural issues or defects. Surveys are arranged by buyers after an offer has been accepted and are carried out by a RICS-accredited surveyor at a cost. Think of it this way: a valuation helps you set your price, and a survey gives the buyer peace of mind.
An honest, well-researched valuation from a local agent who knows Cambridge well should come in very close to your eventual sale price, assuming the market stays relatively stable. We do not believe in inflating figures to impress; we would far rather give you a realistic, evidence-based number backed by solid comparable sales from your specific area. It can be worth getting two or three opinions before you decide who to go with. The things buyers consistently pay more for in Cambridge include a great location and school catchment area, a well-presented kitchen and bathroom, outdoor space and off-road parking, a good EPC rating, and easy access to transport links like Cambridge station or the guided busway. Being within catchment for well-regarded schools, particularly in areas such as Newnham or Trumpington, can make a genuine difference to your final sale price. Homes with a C-rated EPC or above are increasingly achieving stronger results than comparable properties with lower ratings.
